Living in Tenerife

Tenerife is an island in the province of Santa Cruz de Tenerife, and INE's hierarchy lists thirty one municipalities on it. The most useful thing to know before reading any guide, ours included, is that Idealista does not price it as one market. Its Spanish tiers run country, province, municipality, district and barrio, with no island level at all, so any Tenerife-wide average taken from that report is somebody's own arithmetic rather than a figure Idealista publishes.

INE's Censo Anual de Poblacion put the island at 966,469 residents on 1 January 2025. Within that same count, 153,696 held foreign nationality, close to a sixth, while 246,712 were born abroad, just over a quarter. Both foreign totals are derived by subtracting INE's published Spanish figures from its totals, because INE prints no foreign column. The mix is uneven: on the nationality basis Adeje is close to half foreign, Tegueste under a twentieth.

Idealista's July 2026 report prices twenty two of those thirty one municipalities, on our own grouping of its rows; the other nine sit in the province selector with no figure. Across that priced selection the dearest asks close to three times the cheapest per square metre, and each is an asking price, not a sale price, in Idealista's own words. Santa Cruz de Tenerife is a municipality and also a province, and the province takes in La Palma, La Gomera and El Hierro.

The verdict

Honestly considered, both sides.

The upside is real. So is the downside. Both matter more than any brochure will admit.

The case for

  • Climate normals from three stations AEMET names

    We hold AEMET's 1981 to 2010 normals for three stations it names for Tenerife, at 632, 64 and 36 metres. Annual rainfall at Tenerife Norte Aeropuerto is close to four times the total at Tenerife Sur Aeropuerto.

  • A tram that is actually in service

    Metropolitano de Tenerife's English homepage states the Tranvia de Tenerife has two lines in service between Santa Cruz and La Laguna: Line 1 Santa Cruz to La Laguna, Line 2 La Cuesta to Tincer. No service notice appeared when we checked.

  • Aena's two Tenerife airports differ sharply in role

    Aena's release of 13 January 2026 reports 13,969,678 passenger movements at Tenerife Sur across 2025 and 7,174,977 at Tenerife Norte-Ciudad de La Laguna. Sur carries the long haul and northern European charter traffic; Norte is weighted towards inter-island and mainland routes.

  • Ferry routes from both ends of the island

    Armas Trasmediterranea's own routes page lists Santa Cruz de Tenerife to Gran Canaria, Lanzarote, Fuerteventura and La Palma, and Los Cristianos to La Gomera, El Hierro and La Palma, plus a Cadiz service. Fred. Olsen Express lists Santa Cruz de Tenerife to Agaete.

  • A large international population on both measures

    On the Censo Anual's country-of-birth basis, 246,712 of the island's residents were born outside Spain at 1 January 2025. On the nationality basis, the four largest country rows INE publishes are Italian, Venezuelan, British and German. Residents are not buyers.

The case against

  • No published price for the island as a whole

    Idealista's tiers run country, province, municipality, district and barrio, with no island level for Spain. The only figure above municipality that contains Tenerife is the Santa Cruz de Tenerife province average, which also covers La Palma, La Gomera and El Hierro.

  • Nine municipalities carry no Idealista price

    Grouping Idealista's July 2026 municipality rows by island, twenty two of the thirty one are priced. The rest, among them Vilaflor, Los Silos, La Guancha and La Victoria de Acentejo, appear in the province selector but not in the price table.

  • The tram serves two municipalities, not the island

    Both tram lines run inside the Santa Cruz de Tenerife and San Cristóbal de La Laguna metropolitan area. A buyer in Puerto de la Cruz, Adeje or Arona gets nothing from it, and the separate Tenerife train project is pre-construction with no service date.

  • We name no reference hospital for the island

    No source we hold settles a single reference hospital for the whole island, so we do not name one, and we do not publish hospital counts. The Servicio Canario de la Salud publishes its own hospital list, marked as updated in March 2025.

  • One climate figure we could not establish

    In AEMET's 1981 to 2010 tables the annual sunshine total prints as a dash at Tenerife Norte Aeropuerto and at Tenerife Sur Aeropuerto. We could not retrieve the high altitude Izana station at all, which is not the same thing as it publishing nothing.

Where you might be better off elsewhere

Tenerife is not one place, and it is not for everyone. If what you want is a single number to judge an island by, no source we use produces one here, and the twenty two municipalities Idealista priced in July 2026 sit close to three times apart, so the research burden falls on the buyer rather than on the page. If a larger international community matters, Lanzarote and Fuerteventura both show a higher born-abroad share than Tenerife in INE's Censo Anual at 1 January 2025, on the same basis and the same date. If the tram is part of the appeal, note that it serves Santa Cruz de Tenerife and San Cristóbal de La Laguna and nothing beyond them; Gran Canaria has no rail service at all, and its own train remains a project. And if somewhere quieter appeals, La Gomera is worth a look with one warning attached: Idealista publishes no asking price for any of its six municipalities, at any level, so a buyer there works without portal price data entirely.

Does Tenerife have a train?+
It has a tram, and that is not the same thing. Metropolitano de Tenerife states on its own English homepage that the Tranvia de Tenerife has two lines in service between Santa Cruz and La Laguna, and no service notice appeared when we checked on 1 September 2026. There is also a separate Tenerife train project, which the Gobierno de Canarias recorded on 26 June 2026 as still being coordinated with Aena over the southern route. It is not built, and we publish no date for it.
Which Santa Cruz de Tenerife is which?+
The name belongs both to a municipality and to a province, and INE's padron table prints it twice with nothing but the series code to tell the two apart. The province population is roughly five times the municipality's, because the province also takes in La Palma, La Gomera and El Hierro. Idealista has the same collision in its web addresses, where the province and the municipality sit one level apart. On this page a Santa Cruz de Tenerife figure means the municipality unless we say otherwise, and the island is a third thing again.
What is the average property price on Tenerife?+
There is not one, at least not from Idealista, which publishes by municipality, district and barrio and has no island tier anywhere in Spain. The only figure above municipality level that contains Tenerife is the Santa Cruz de Tenerife province average, and that also covers La Palma, La Gomera and El Hierro, so it is not the island's price. Everything Idealista publishes is an asking price: in its own words, the offer price rather than the final transaction price.
How many people live on Tenerife?+
INE's Censo Anual de Poblacion recorded 966,469 on the island at 1 January 2025, and that is the operation we use throughout this page. INE's padron publishes no island row at all, only provinces and municipalities, so any padron island total is somebody's sum of the municipal rows. Ours comes to a little under five thousand fewer people at the same date. Two operations, two answers, and there is no factor that converts one into the other.
How international is the island?+
It depends which measure, and the two are far apart here. On the nationality basis in INE's Censo Anual at 1 January 2025, 153,696 residents held a foreign nationality, close to a sixth of the island. On the country-of-birth basis in the same count, 246,712 were born abroad, just over a quarter. Both totals are ours, derived by subtracting INE's published Spanish figures, since INE prints no foreign column. The gap between the two bases runs to more than ninety thousand people.
What is the weather like across the island?+
We hold AEMET's 1981 to 2010 normals for three stations named for Tenerife, and they do not describe the same climate. Tenerife Norte Aeropuerto, at 632 metres in San Cristóbal de La Laguna, records about 520 mm of rain a year and close to seventy eight fog days. The Sta.Cruz de Tenerife station, at 36 metres in the municipality of Santa Cruz de Tenerife, records about 226 mm and a fraction of one fog day. Tenerife Sur Aeropuerto, at 64 metres in Granadilla de Abona, records about 132 mm.
Which hospital would I be referred to?+
We do not name one for Tenerife. Our rule is to name a reference hospital rather than a nearest one, and no source we hold settles a single reference hospital for the whole island. The Servicio Canario de la Salud publishes a hospital list marked as updated on 3 March 2025, which is the document to check against a specific address. We publish no hospital counts either, for the island or for the archipelago, because a count asserts that nothing has been left out.
Can I reach the other islands by ferry?+
Armas Trasmediterranea's own routes page lists Santa Cruz de Tenerife to Las Palmas de Gran Canaria, Arrecife, Puerto del Rosario and Santa Cruz de La Palma, and Los Cristianos to San Sebastián de la Gomera, Valverde on El Hierro and Santa Cruz de La Palma. It also lists a Cadiz service. Fred. Olsen Express lists Santa Cruz de Tenerife to Agaete. We publish no frequencies or journey times, and these operator names are as their own sites listed them on 1 September 2026.
What are the costs of buying property in Tenerife?+
When buying property in Tenerife, budget for property transfer tax (ITP) of 6,5%, plus roughly 3-4% in notary, land registry and legal fees. Agency commission is usually paid by the seller. On the mainland and the Balearics, new builds pay VAT (IVA) of 10% plus AJD stamp duty instead of ITP. Transfer tax is set by Canarias rather than nationally, and reduced rates can apply for main homes and younger buyers. The Canary Islands sit outside the EU VAT area, so a new build in Tenerife pays IGIC instead of IVA: 7% general, 5% on a main home, 3% for qualifying buyers and 0% on VPO under the regimen general, plus AJD stamp duty of 0,75% (0,4% on the mortgage deed). IGIC and transfer tax cannot both apply, so a resale pays transfer tax and no IGIC. That is a difference on this line only, not a claim that buying here costs less overall. What are the ongoing costs of owning property in Tenerife?+
Annual property ownership costs in Tenerife include IBI (property tax) of 0.4-1.1% of cadastral value, community fees (for apartments), rubbish collection tax (basura), utility bills, and property insurance. Budget approximately 2-4% of property value per year for all running costs. IBI is set by the town hall of Tenerife within a national band, so it is municipal rather than regional.
What taxes do I pay when selling property in Tenerife?+
When selling property in Tenerife, you pay capital gains tax (plusvalía) on the profit at rates of 19-26% depending on the gain amount. Non-residents have 3% of the sale price withheld at completion. You may also pay municipal capital gains tax. Main residence exemptions may apply for residents over 65. Capital gains tax is national, so it is the same in Canarias as anywhere in Spain. Plusvalia municipal is set by the town hall of Tenerife and has had two calculation methods since the 2021 reform, so ask your lawyer which one is cheaper for you.
Can I still get a Golden Visa by buying property in Spain?+
No. Spain withdrew the Golden Visa property investment route in April 2025, so buying in Tenerife no longer leads to residency. Non-EU buyers who want to live in Spain apply for a separate permit instead, most often the non-lucrative visa (proof of income and private health insurance) or the digital nomad visa (remote work for non-Spanish clients). Ask an immigration lawyer which route fits your situation before you buy.
